Manorly

Manorly is shaped around the rental operations work landlords already do: dates, reminders, documents, task completion, and history - now sized for portfolios from 1 to 100 units.

Operating principle

Everything starts with what needs attention now.

The core product bet is that a landlord's first problem is operational: knowing what needs attention now. Manorly solves that first - records become a visible action calendar with reminders and history - and layers the rest of the launch surface on top of it.

At launch that surface grows teeth: tenants join through a portal, leases get signed electronically, rent gets paid online, and owner insights read the numbers back to you. The reminder-first core stays the spine.

Capability map

Rental action calendar and dashboard

Shows upcoming and overdue operational actions from leases, rent obligations, reminder rules, and assigned tasks.

Property and unit portfolio

Keeps 1 to 100 units organized with address metadata, search, sorting, and paging built for larger portfolios - archives never lose the operational trail.

Lease lifecycle records

Stores tenants as records, lease dates, rent amount and frequency, deposit, notice period, linked unit, and status.

AI lease extraction

Suggests lease fields from PDFs. Manual entry always remains available, and you review and confirm before anything is saved.

Record-document vault

Keeps leases, inspection reports, insurance, and unit photos linked to their records, with trash and restore. Signed leases land here automatically at launch.

Rent obligation ledger

Auto-generates obligations from lease terms with landlord-set tracking statuses today; at launch, tenants can pay rent online and settlement updates the ledger.

Reminder engine

Schedules due, pre-due, overdue, lease-ending-soon, and renewal-notice reminders with idempotent dispatch history. Every date is a reminder, not legal advice - verify with local counsel.

Operational task templates

Covers lease-end, renewal notice, HVAC/filter, pest control, smoke detector, inspection, cleaning, turnover, and custom tasks.

Worker task completion flow

Workers see only assigned tasks, mark started or complete, and add notes or optional photo proof.

Tenant portal - at launch

At launch, invite your tenant to a scoped portal: their lease, their documents to sign, their rent to pay - nothing else.

Lease e-sign - at launch

At launch, send the lease for electronic signature and keep the signed document beside the lease record with its audit trail.

Owner insights

Rent roll, occupancy, and overdue aging at a glance - read-only insights from the data your portfolio already generates.

Notifications, Telegram, and audit

In-app notifications and email dispatch with explainable state and event history; an opt-in Telegram channel arrives at launch.

Narrow access model

Workers do not see landlord financials, lease documents, unrelated properties, or other workers' tasks. Tenants, at launch, see only their own tenancy.

Where Manorly draws the line

The boundary is as important as the feature list.

No applicant evaluation

Manorly does not evaluate applicants or make recommendations about who to rent to. It manages the operations of tenancies you already have.

Not an accounting suite

Owner insights read back rent roll, occupancy, and aging. Manorly does not do bookkeeping, general ledgers, or tax preparation.

No rent-price recommendations

Manorly never suggests what rent to charge.

Not legal advice

Reminders and notice-period fields are planning references. Verify legal deadlines with local counsel.
